What exactly is home watch?

Home Watch is a visual inspection of a home looking for obvious issues before they become big problems. In practice that means regular, professional visual checks of your home while you're away, inside and out, catching the things that get expensive when no one is there to notice them. If we find something, you hear from us right away.

Why not just ask a neighbor?

A neighbor doing a favor is a kind gesture, until something goes wrong. When a pipe bursts or a storm hits, you want a professional who knows your home, is insured to act, and can coordinate a fix fast. That's a service, not a favor.

What do you check on a visit?

Doors and windows, water leaks, HVAC, plumbing and appliances, obvious electrical issues, signs of pests or mold, the roof and gutters from the ground, storm damage, and mail or packages. We tailor the checklist to your home.

What happens if you find a problem?

We contact you right away with photos and a recommendation. For everyday issues we wait for your go-ahead; in a true emergency we act fast to limit the damage and keep you informed throughout.

What does NHWA accreditation mean?

The National Home Watch Association is the industry body for professional home watch. It sets the standards and the code of ethics, and it accredits companies that meet its requirements for insurance, bonding, background screening, and business practice. Accreditation is reviewed by the association rather than claimed by the company, which is what makes it worth asking any provider about. Pacific Home Watch is an accredited member. The NHWA Accredits Home Watch Services Only, so our maintenance, concierge, remodeling, and repair work sits alongside our home watch service rather than under that accreditation.

How often will you visit?

On a set schedule we agree together, weekly or every other week depending on your home and how long you are away. We do not recommend longer gaps: a month is a long time for water, and your insurer may set a maximum gap for an unoccupied home. We confirm your schedule after we walk the property with you.

Can you handle mail and packages?

Mail and package checks are part of every routine visit. Expecting a delivery between visits? We can make a special trip as an à la carte service, billed hourly.

Is this a security service?

No, we're not an alarm or camera company. We are a regular professional presence in your home, and that is its own deterrent. We'll spot trouble a security system never would, like a slow leak under a sink.

Do you serve all of San Juan Island?

Yes: Friday Harbor, Roche Harbor, and across San Juan Island. Right now San Juan Island is our only service area; we expect to consider neighboring islands in the future.
